The Most Expensive Streets for Real Estate in Los Angeles

By Jade Mills

When people ask me which street is the most expensive in Los Angeles, I preface the answer with the reality that there is no single answer, and more often than not, it depends on the day. Los Angeles County's uppermost real estate market is too varied, too private, and too low-volume for a simple ranking to tell the whole story. A $100 million sale can instantly distort a street average, while some of the most valuable homes never reach the public market.

That said, when measuring the region's high-end real estate activity over time, a handful of spots see those types of sales with any regularity. Some of these will come as no surprise: showcase locales in Westside LA's Bel Air and Holmby Hills neighborhoods and LA County's most famous independent municipalities of Beverly Hills and Malibu. Others, however, are less obvious and reveal how broad the upper tier of luxury real estate is throughout Southern California.

Key Takeaways

  • Los Angeles County's most expensive streets span the City of Los Angeles, Beverly Hills, and Malibu.
  • Holmby Hills and Bel Air command premiums for acreage, architecture, and estate-scale land.
  • Beverly Hills combines estate parcels in the Flats with view-driven premiums in Trousdale Estates.
  • Malibu's strongest streets derive their value from ocean frontage, bluff positioning, and extraordinary scarcity.
  • Brentwood and the Bird Streets can compete with better-known trophy addresses, particularly for contemporary architecture and views.

Beverly Hills and Holmby Hills

Some of the most enduring luxury addresses in Los Angeles sit within only a few miles of one another, yet they derive their value in very different ways. The City of Beverly Hills, and neighboring Holmby Hills, within the City of Los Angeles, are the gold standard for high-dollar residential thoroughfares, and both contain streets where land, location, and architectural pedigree (among many other factors) carry enormous weight.

  • North Alpine Drive remains one of Beverly Hills' most prized addresses, with large lots, wide frontage, mature landscaping, and proximity to the Beverly Hills Hotel giving the street an enduring appeal that goes well beyond the homes themselves.
  • Loma Vista Drive, Hillcrest Road, Carla Ridge, and Trousdale Estates represent the best of Trousdale Estates, an enclave in the northernmost part of Beverly Hills, where elevation, orientation, Mid-Century architecture, and panoramic views can matter as much as lot size.
  • Immediately west of Beverly Hills, South Mapleton Drive and Carolwood Drive in Holmby Hills operate in another category entirely, as the small Westside LA community boasts estate-level architectural provenance, direct access to Los Angeles County Club,  and an extraordinary history of estate ownership.
These streets offer buyers highly centralized locations, with existing bespoke or historic homes or lots with the flexibility to create ultra-private compounds. Such a combination is not readily available elsewhere in LA County and remains the primary reason these addresses have maintained long-standing desirability.

Bel Air, Beverly Park, and Brentwood

Within the City of Los Angeles, some of the strongest street premiums come from the ability to build or own on a truly monumental scale. I see this most clearly in Bel Air, Beverly Park, and select pockets of Brentwood.

  • Bellagio Road and Chalon Road are two of Bel Air's most vital compound estate corridors, with the former associated with historic estates and adjacency to Bel-Air Country Club, and the latter a focal point for a new generation of ultra-large compounds and ambitious contemporary architecture.
  • Beverly Park Terrace and Beverly Park Circle offer some of the largest residential parcels in Los Angeles,  and provide owners the opportunity to create compound-scale homes near the level of Bel Air and Holmby Hills.
  • Brentwood's Oakmont Drive, Tigertail Road, Brentridge Drive, and portions of Chalon Road also deserve a mention as these streets can produce $20 million to $40 million-plus transactions, with newer estates sometimes reaching considerably higher asking prices.
Bel Air may have the widest range in this category, with historic properties trading on architectural and cultural significance, and others showcasing the modern mega-mansion era, where very large parcels support wellness pavilions, art galleries, multiple residences, and extensive back-of-house infrastructure.

It's worth noting that in this pocket of LA County, a street name is only part of the equation: the most prized residences combine acreage, usable land, view position, architecture, and the ability to create separation from neighboring homes.

Malibu and the Bird Streets

Physically, the oceanfront Malibu, overlooking the Pacific, and the inland Bird Streets, perched above the Sunset Strip, sit on opposite ends of Los Angeles' luxury spectrum. Both, however, demonstrate how view corridors transform a community's real estate values, street by street.

  • Malibu Colony Road and Broad Beach Road are two of the county's premier beachfront addresses featuring exceptional ocean frontage, including direct access to the sandy shores of the Pacific; a proposition few other streets can match. Cliffside Drive in Malibu's Point Dume neighborhood is coveted for its setting 200 feet directly above the Pacific.
  • Prime sections of the Pacific Coast Highway, particularly around Paradise Cove, have produced several of California's largest residential transactions, with properties combining ocean frontage, bluff positioning, and estate-scale compounds of upwards of 3 to 5 acres.
  • Approximately 25 miles to the west, the Bird Streets, particularly those situated off N Doheny Drive, including Nightingale Drive, Thrasher Avenue, and Robin Drive,  command premiums stemming from panoramic "jetliner" views, contemporary architecture, and proximity to the Sunset Strip and West Hollywood.
Both Malibu and The Bird Streets, different though they may be, demonstrate the timeless and unwavering value of the ideal view corridor. A home along the Pacific Ocean, whether on the beach or overlooking it from a bluff, has cemented Malibu's waterfront communities as among the most valuable stretches of California real estate. Bird Streets residences redefine the long-celebrated city view, with many perched along dramatic, verdant ridges that showcase stunning sightlines and an alluring, bright-lights, big-city vibe from every room.

FAQs

What is the most expensive residential street in Los Angeles County?

No single winner exists because transaction volume is low and trophy sales can dramatically skew averages, including comparisons based on sale price, land value, or price per square foot. There are, however, a handful of streets that play host to lofty residential transactions with far greater regularity, including Carolwood Drive in Holmby Hills, Chalon Road in Bel Air, North Alpine Drive and essentially every street in Trousdale Estates in Beverly Hills, and prime beachfront homes along the PCH and Malibu Colony Road in Malibu.

Which areas have the highest residential sale prices?

Malibu currently has the highest absolute ceiling, with recent Paradise Cove transactions reaching approximately $200 million and $210 million. Holmby Hills, Bel Air, Beverly Hills, and Beverly Park also regularly produce sales in the tens of millions, with select properties reaching nine figures.

Do the Bird Streets and Brentwood compete with Beverly Hills and Bel Air?

Yes, particularly when you consider each neighborhood's highest individual property sales. The Bird Streets can command exceptional price-per-square-foot premiums for modern architecture and commanding city views, while Brentwood offers estate properties with substantial land and newer compound-style residences. They may not produce nine-figure transactions as consistently, but their best homes absolutely compete within Los Angeles' uppermost tier.

When I evaluate the most expensive streets in Los Angeles County, I am less interested in creating a numbered list than understanding what each address actually offers, from land and legacy to architecture and views to direct beach frontage or compound-scale development potential.

That is what makes Los Angeles luxury real estate so interesting. The most valuable streets do not all succeed for the same reason, and the best properties are often those whose defining qualities cannot be reproduced elsewhere.

If you're a buyer wanting to explore the region's most sought-after residential streets or a seller exploring listing a coveted multi-million dollar property, contact me, Jade Mills, today. From identifying the perfect property to successfully executing a current listing or sale, I would love the opportunity to help you navigate Beverly Hills' and the broader Los Angeles County luxury real estate market, and fulfill your current and long term real estate goals.
